St Ives Chartered Surveyors
Hocking Associates offers a number of services designed for clients looking for expert advice and assistance when purchasing a property in St Ives and further afield. With a range of property types available throughout the St Ives area, it is important that you request the advice of local professional chartered surveyors when considering a property for purchase, or when embarking on a construction or renovation project. Our expert surveyors will be able to provide specific advice on the condition of the property in question as well as list any potential or immediate defects found within the property.
About St Ives
Renowned as a well-known holiday resort and location, but also well known for its artists due to the unusual light associated with St Ives Bay reaching out to Godrevy Lighthouse. St Ives is also well known for the establishment of the Leach Pottery and the Barbara Hepworth Museum and the Tate Gallery. St Ives is an interesting fishing port positioned on a small peninsula, with popular sandy surfing beaches. There is a range of styles of property together with guest houses and hotels, with many of the cottages within the heart of St Ives being used for holiday let purposes, although these were originally fishermen’s cottages with net lofts. The character of many of these cottages remains unaltered, despite the fact that they have of course been developed for modern-day living requirements. Leading on from St Ives the road leads towards Penwith and the villages of St Just and Pendeen, famous for the Botallack, Levant and Geevor mines from which tin, copper and other metalliferous minerals were mined until fairly recent years. These villages are located on the rugged but very picturesque North Coast of Cornwall facing directly towards the Atlantic. On a clear day usually with north-westerly prevailing conditions it is possible to see the Isles of Scilly, some 28 miles distant.
Services we Provide
Having surveyed everything from cottages to castles we draw from a wealth of experience to provide excellent services for whatever our St Ives clients may need. We offer a comprehensive range of residential services and pride ourselves on our extensive local knowledge, this being particularly important in areas such as St Ives with its unusual arrangements regarding Flying Freehold interests and the frequent problems encountered with mining features and shafts that can significantly adversely affect the value of a property and its structure. For those looking to purchase a property, we offer a bespoke Building Survey Report (Level 3).
Building Survey Report (Level 3) – A report detailing the condition of the property in question, including all visible and accessible areas of the property. Professional advice will be provided as to how any defects found can be addressed.
