What is the purpose of a Building Survey Report (Level 3)?
The primary purpose of the building survey report is to identify any major defects within the property and to identify any areas of future expenditure you are likely to encounter. It is our aim to provide you with straightforward information to give complete clarity on the condition of the property that you are buying.
This is a highly comprehensive report which usually runs between 25 and 40 pages, depending on the size of the property, and includes photographs throughout. We will call you on the day that we carry out the inspection to provide a verbal summary of our findings and we then strive to have the full report emailed to you within 24 hours. How is the Building Survey Report (Level 3) carried out?
We will carry out a thorough inspection of the property, both internally and externally. We will survey the chimney, gutters, roof, windows and exterior walls. This is followed by an internal inspection where we check roof space and ceilings as well as the kitchen, walls, floors and bathroom facilities. We will comment on the wiring, plumbing and heating, although these services will not be independently tested.
We will test for damp and look for evidence of woodworm. Where possible, we will raise manhole covers and report on drainage runs as far as it is practical, although again we do not test these. You can also expect comments on other matters pertinent to the building, such as the close proximity of trees or nearby rivers etc. We will comprehensively photograph the property, these photographs being incorporated within the report.
